Terms of Service
These Terms of Service ("Terms") govern your use of TractLens, operated by Common Cents AI, LLC, a California limited liability company ("we," "us," "TractLens"). By creating an account, paying for a report, or using any part of tractlens.com, you agree to these Terms.
1. The Service
TractLens accepts a property listing URL and returns an AI-generated analysis covering price, acreage, structures, water access, buildability, road access, and (where applicable) veteran property-tax exemption guidance. Each report is generated using third-party large language models (currently Anthropic Claude) against information scraped from the publicly available listing page.
We do not visit the property, inspect it, verify ownership, pull deeds, run title searches, or contact sellers. The analysis is based solely on the listing page contents you submit.
2. Accounts
- You must be at least 18 years old to create an account.
- You agree to provide accurate information and keep your credentials secure.
- You are responsible for everything that happens under your account.
- One person per account. Don't share logins.
3. Pricing and Payment
- $9.99 per report, charged at the time of purchase.
- Payment is processed by Stripe. By paying, you agree to Stripe's terms.
- Prices are in U.S. dollars and do not include any applicable sales tax, which will be added at checkout where required by law.
- Promotional codes (e.g.,
EARLYBIRD) are limited-use, non-transferable, and may be revoked at any time. We may also offer free preview verdicts that do not require payment. - We may change pricing at any time. Price changes do not apply retroactively to reports you have already purchased.
4. Refunds
Because reports are generated and delivered immediately upon payment, all sales are final and we do not offer refunds for completed reports. We will, however, refund or re-run any report where:
- The analysis failed to generate due to a technical error on our end
- The report is materially incomplete or unreadable
- You were double-charged
Email info@commoncents-ai.com within 7 days of purchase to request a refund. Refunds are issued to the original payment method.
5. Acceptable Use
You agree not to:
- Use TractLens for any unlawful purpose
- Submit URLs that are not real estate listings, or content you don't have the right to submit
- Reverse-engineer, scrape, or attempt to replicate the service
- Resell, sublicense, or redistribute reports to third parties without our written permission
- Bypass authentication, paywalls, rate limits, or promo-code restrictions
- Use the service to harass, defame, or harm any person or entity
- Submit URLs from sites that prohibit automated access in ways that would violate their terms
We may suspend or terminate accounts that violate these rules. If your account is terminated for misuse, we will not refund unused report credits.
6. Intellectual Property
TractLens, its software, brand, scoring methodology, prompts, and report templates are owned by Common Cents AI, LLC. You receive a non-exclusive, non-transferable license to use the reports you purchase for your personal land-buying decisions and to share them in unmodified form with your own real estate agent, attorney, lender, or family.
You retain ownership of any information you submit (URLs, preferences). By submitting it, you grant us a license to use it for the purpose of generating and improving your reports.
7. Listing Data
Listing URLs you submit point to third-party sites (Zillow, LandWatch, Realtor.com, etc.). TractLens is not affiliated with, endorsed by, or sponsored by any listing platform. You are responsible for ensuring your use of those sites' content complies with their terms.
8. Disclaimer of Warranties
TractLens reports are not:
- Real estate advice or a substitute for a licensed real estate agent or broker
- Legal advice or a substitute for a licensed attorney
- Financial, tax, or investment advice or a substitute for a licensed advisor
- An appraisal, survey, title search, inspection, or environmental study
- A guarantee of buildability, water rights, road access, zoning, ADA compliance, or veteran tax exemption eligibility

9. Limitation of Liability
10. Indemnification
You agree to indemnify and hold harmless Common Cents AI, LLC and its members, officers, employees, contractors, and affiliates from any claim, demand, loss, or expense (including reasonable attorneys' fees) arising out of (a) your use of TractLens, (b) your violation of these Terms, (c) your violation of any law or third-party right, or (d) any decision you make in reliance on a TractLens report.
11. Termination
You may delete your account at any time by emailing info@commoncents-ai.com. We may suspend or terminate your account immediately and without notice if you violate these Terms or if we reasonably believe your account has been compromised. Sections 6, 8, 9, 10, 12, and 13 survive termination.
12. Governing Law and Disputes
These Terms are governed by the laws of the State of California, without regard to its conflict-of-laws principles. Any dispute arising out of or relating to TractLens or these Terms shall be resolved in the state or federal courts located in Orange County, California, and you consent to the jurisdiction and venue of those courts.
You agree that any dispute must be brought on an individual basis, and you waive any right to bring or participate in a class action, class arbitration, or other representative proceeding.
13. Changes to These Terms
We may update these Terms as the service evolves. If we make a material change, we will notify you by email and post the new effective date at the top of this page. Your continued use of TractLens after the effective date constitutes acceptance. If you do not agree, stop using the service.
